Building Permits

Provincial Legislation (the Construction Codes Act) requires municipalities to regulate building construction. Whenever you are planning to construct, place, alter, repair, renovate, demolish, remove, add or change any building or residence within the City of Yorkton, you may require a Building Permit. When is a Permit not required?

  • Fence *
  • Detached Structure less than 100 ft2*
  • Deck under 18” from the ground *
  • Interior non-structural work (painting, patching, decorating, flooring, installing cabinets or shelves)
  • Replacing same size doors and windows
  • Replacing shingles
  • Replacing stucco or siding

What are the risks of working without a required Building Permit?

As an owner, you are responsible for any fees or penalties that arise from not obtaining a Building Permit. If work has already started without a Building Permit you will face the following penalties:

  • Double the original Permit fee
  • Delay in work (all work must stop during time of processing your Permit application)
  • A possibility of removal of work that was started prior to a Building Permit
  • A possibility of extra work needed
  • A possibility of legal and financial issues when selling your property or making an insurance claim

What is the application process for a Commercial or Residential Building Permit? 

Step 1: Submit complete application

Submit your completed application to Building Services.

Complete Building Permit application includes:

  • Development Permit if required
  • Building Permit application form
  • Site plan
  • Architectural or floor plans
  • Structural, mechanical and electrical plans for new buildings, additions or structural alterations
  • Pre-engineering building drawings for all pre-engineered building systems
  • Building code analysis for new commercial buildings, additions or change in occupancy
  • Ventilation plans for new commercial buildings, additions or change in occupancy
  • Fire protection drawings for new commercial fire protection systems or additions to existing commercial systems

Step 2: Review process

Administration will do a full review of your application. You will receive a list of any conditions and items that will need addressing.

Step 3: Payment options

We accept the following methods of payment:

 

Pay in person

City Hall is located at 37 Third Avenue North in Yorkton

Business hours are: Monday to Friday, 8 a.m. to 4 p.m. (excluding holidays)

Acceptable payments include:

  • Cash
  • Cheque – payable to the City of Yorkton
  • Money orders
  • Interac (debit) payments

Please note: We do not accept credit card payments in person.

Pay using our after-hours drop box

You can pay by cheque using the 24-hour payment drop box located inside the front doors of City Hall.

Please include your payment stub with your cheque in a sealed envelope.

Please do not put cash payments in the drop box.

Pay by online banking

Online banking is available through most financial institutions.

  1. Log into your online bank account;
  2. Add “City of Yorkton” as a payee;
  3. Choose the option for accounts receivable;
  4. Use your 7 digit customer account number

Contact your financial institution if you need help setting up your account for online payments.

Pay by credit card

Please note that the credit card payment option is only available online. A convenience fee is charged for the use of this service. 

 

Step 4: Begin construction, get trade Permits and inspections

After issuance of your Building Permit you can:

  • Start working
  • Get the required trade Permits and inspections
  • Book Building Permit inspections by contacting Building Services
  • Commercial businesses will need to get a Business Licence before providing services within Yorkton city limits.

Step 5: Occupy building

After passing the final inspection, you will receive an Occupancy Permit. An Occupancy Permit will allow you to use the space as defined in your Permit.
